We charge a flat monthly fee. Other property management companies may charge start up fees and annual management fees in addition to their monthly percentage charge. They may also have fees for inspections, advertising, leases, and markups on repairs. With us, there are no surprises.

To find the best tenant for your property, we review their credit report, eviction record, criminal background, verify employment and ask for the 2 most recent paystubs, and interview them. For self-employed applicants, we ask for their last 3 years' tax returns.
We make it easy for you to collect your monthly income. Payments are made to JV Property Management via check, Zelle, or through our system. After subtracting monthly expenses, a check or EFT payment is sent to you.
You will be given access to our online system so we can provide full transparency as to what is owed and paid. You will have access to a variety of reports that you can pull at any time to see the most up-to-date information regarding your property’s finances and ensure you don’t have any surprises.
We do property inspections throughout the year to check for maintenance and lease violations. If a violation is identified during an inspection, we will post a notice which will include what the violation is, and we will give the tenant 5 days to rectify the issue.
With our property inspections, we hope to minimize repairs and costs, and tenants are encouraged to report any issues. We have qualified independent maintenance people at reasonable rates. We establish a payment threshold with you that requires us to inform you of any major repairs.
This is a last resort as we always prefer to work with tenants. However, if it comes to an eviction, we have an attorney handle eviction proceedings after the appropriate notice is given to the tenant. Evictions are discussed with owners to weigh the pros and cons before proceeding.
