If you live local, can market your property, have the time and experience to handle all the necessary issues that arise, and have access to competent legal advice, you could manage your own property. Otherwise, a property manager may be right for you and doesn't cost much. We believe in a hands-on approach for our clients. With no hidden fees, our advertising, tenant placement, and rent collection services are done with a detail-oriented outlook. Our relationships with reputable contractors and handymen allow for your property to be kept looking its best. Our online system's reporting functionality gives transparency to landlords to see what is happening with their properties on their schedule. We believe in making this process as easy as possible, and our knowledge in the industry guarantees a stress-free experience.
We charge a flat monthly fee. Other property management companies may charge start up fees and annual management fees in addition to their monthly percentage charge. They may also have fees for inspections, advertising, leases, and markups on repairs. With us, there are no surprises.
To attract the best quality renter, we make sure the house and carpets are professionally cleaned and the walls are painted with a neutral color. We also make sure there are window coverings to provide privacy and ensure that the property is up to current health and safety standards.
Your property gets listed on our website, as well as Apartments.com, Apartmentlist.com, LiveLovely.com, Zillow.com, Trulia.com, Hotpads.com, Aol.com, and Zumper.com.
Note: The list of websites may change periodically.
To find the best tenant for your property, we review their credit report, eviction record, criminal background, verify employment and ask for the 2 most recent paystubs, and interview them. For self-employed applicants, we ask for their last 3 years' tax returns.
We make it easy for you to collect your monthly income. Payments are made to JV Property Management via check, Zelle, or through our system. After subtracting monthly expenses, a check or EFT payment is sent to you.
You will be given access to our online system so we can provide full transparency as to what is owed and paid. You will have access to a variety of reports that you can pull at any time to see the most up-to-date information regarding your property’s finances and ensure you don’t have any surprises.
We do property inspections throughout the year to check for maintenance and lease violations. If a violation is identified during an inspection, we will post a notice which will include what the violation is, and we will give the tenant 5 days to rectify the issue.
With our property inspections, we hope to minimize repairs and costs, and tenants are encouraged to report any issues. We have qualified independent maintenance people at reasonable rates. We establish a payment threshold with you that requires us to inform you of any major repairs.
This is a last resort as we always prefer to work with tenants. However, if it comes to an eviction, we have an attorney handle eviction proceedings after the appropriate notice is given to the tenant. Evictions are discussed with owners to weigh the pros and cons before proceeding.
Laws and requirements are always changing. We provide peace of mind that you and your property will be in compliance when they do.
When you are ready to buy a new investment property or sell your current one, we can do that for you. We offer a full range of brokerage services for our buyers, sellers, and investors.
